all decisions, agreements, and outcomes remain entirely between the individuals involved.

Bolya does not:

  • Verify listings, properties, permissions, or identities

  • Approve or endorse any arrangement

  • Provide guarantees, insurance, or dispute resolution

Participation is voluntary and at your own risk.

3. Permissions & Legal Responsibility

By engaging with Bolya or entering into any swap or rental arrangement, you confirm that:

  • You have the legal right and permission to offer or occupy the property

  • You have obtained any required approvals from:

  • Landlords

  • Strata or owners’ corporations

  • Mortgage providers

  • Insurers

  • Local authorities

Bolya does not check or confirm these permissions.

Any breach of lease terms, strata rules, insurance policies, or laws is your responsibility alone.

4. No Insurance or Guarantees

Bolya does not provide:

  • Property insurance

  • Travel insurance

  • Liability or damage cover

Participants are encouraged to make their own insurance arrangements where appropriate.

Bolya makes no representations about:

  • Property condition or suitability

  • Safety, security, or compliance

  • The conduct or reliability of other individuals
